  1. There are no plans for any development of Lake Rd, and due to the Supercity nobody can change that. As exciting as this project may look, it is adding to unmanageable traffic in this beautiful part of Auckland. Our part of the Shore will be liveable only for cyclists. Public transport also only for cyclists, as parking near ferries disappears and buses are just as stuck as cars. Good luck dropping your children at daycare then getting to work or driving anywhere on the weekend Bayswater and Devonport folk!
Not saying that no development should go ahead ever, but there needs to be a proper plan for transport, this area is choking already.
Mr Herbert will be long gone with his millions in profit, while the rest of us are stuck with the issue. Don’t buy the hype, this is profiteering not philanthropy.

  3. And what is going to happen to all the hundred or so boat owners given that it looks like from that photo that it replaces the existing boat storage facility.

  4. This land was reclaimed and developed for Marine Related Activities and this was endorsed on the original lease! Finally after nearly 20 years of wrangling to protect this area for just that, the arguments were put before the Environment Court in 2008. After two weeks of vigorous discussion by traffic experts, ferry operators, the NSCC, DoC, the ARC and members of the community the Environment Court endorsed the zoning of this area as determined by the North Shore City Council. A subsequent appeal against this decision of the Court was lost!
Recently the land was sold by the Crown to the Marina Company for a reduced price valued in accordance with the restrictions endorsed by the Environment Court, a decision that this land was NOT for housing development! Currently the NSCC zoning still stands. The Unitary Plan which is being prepared for the benefit of all Auckland City could vary this zoning when the Unitary Plan is endorsed.
Although facilities are minimal the current use of this land for the storage of trailer boats, the casual use as a launching & parking facility by other trailer boats (Much of this will vanish with the proposed development), the use by the rowing club, surf skis, SUP’s, swimmers and other users, involves many more families than the 100 or so proposed “residential” families.
BUT over & above all other arguments this is one of the last remaining such areas within the harbour with safe all-weather and all-tide launching and parking as a centre for all aquatic activities and as an area of access to Auckland’s greatest playing field – the Waitemata Harbour! West Haven, Takapuna and Orakei are already pressured at peak times.
With the expected increasing population growth and the intensification of residential apartments in the inner city this area at Bayswater must be preserved as an aquatic hub for all “Marina Related Activities”.
The Unitary Plan MUST uphold the decision of the Environment Court.

  6. About the only true answer, watch apartments will appear, no parking for the ferry, no haulout as promised, no trailer boat parking or ramp. And as he has mentioned berth holders will be sharing there parks with others in a pay and display area. so nice fine days when you want to go out = no parking.

  7. I’m skeptical about the idea that it will ‘buzz’. People will go to work all day and the place will be a ghost town. 1 maybe at an extreme push 2 promising eateries will open then close in a short amount of time due to lack of custom. It isn’t a casual thoroughfare like for instance the North Wharf area is for foot traffic. Buildings that high will shadow a lot of the free spaces around them too.

  8. The owners of Bayswater Marina recently bought Westpark Marina and re-branded it “Hobsonville Marina”. No doubt I’ll be helping pay for that exercise in due course.:-(
They circulated Hobsonville-nee-Westpark marina berth holders with a form to support/oppose the development – with the “support” box already ticked and a reason pre-typed in. Bloody cheek! So I got out the twink and altered it to an “oppose”.
The reason I gave was that the development will inevitably degrade the marina as a marina; in other words the berth holders and renters will suffer.
The thing will be an eyesore (I’ll bet that beach never appears!) and as Murray asks, where will everyone park?
Have spoken to a couple of Bayswater berth holders who say the marina should put in the facilities promised in the prospectus before thinking about non-nautical developments.

  9. Jeez, the sewers get overloaded in Devo and Bayswater as it is! Lake Rd is a nightmare most of the time. That land was the area that Matin Wassisface promised as a haulout area for TYC to offset losing ther nice little haulout North of the clubrooms. They never did anything with it. The old guys who hauled out just died off and TYC were more obsessed with the view at Takapuna. Concept views are just to sell the sizzle, there doesn’t seem all that room available. And where are the punters gonna park? And remember, the marina liveaboards don’t call it “Blowswater” for nothing!

  10. The area shown here is the runabout area, but the buildings are 4 stories which is too high in my book. Keen to see some commercial businesses at BW but the thought of 100’s of apartments & what that will do to the traffic congestion on Lake Rd………….

  11. Wow I did not realise that there was a resource consent application in for a new beach and land to the west of the marina? Seems a big ask– or is it artistic license and really just where the runabouts are stored now, with the angles played with. Note the ideal spot for the ‘National high performance water sports centre’ or whatever its current name is in the background. Good to see our Woody of the month snapped taking on sustenance at the usual place.
